How Calgary Metro Statistics Are Calculated |
The Calgary Metro Statistics as shown on our home page are derived from all SINGLE FAMILY sales WITHIN CALGARY during the last 30 days. For instance if today's date is June 12, the statistics would include sales between May 13 and June 12.
The Active Listings number is also calulated from the SINGLE FAMILY sales WITHIN CALGARY this means it does not include any mobile homes or condominiums, and only covers properties within Calgary's city limits.
Average Residential Sale Price VS. Median?
Median and Average Sale Price are different ways of calculating a statistical average (example below).
Average Sale Price is calculated by taking all the sales and adding them together, then dividing that total by the number of sales.
The median is calculated by lining up all sales from lowest to highest, the median would be the price in the middle.

The Average Sale Price would be $940,711 while the median would be $333,000. As you can see there can be a huge difference in the outcome of the statistical average depending on the method you choose to calculate it.
