Prerequisites:
Phase-3 of REAP is divided into three sections: • Section-7 Residential (42-hrs) • Section-8 Commercial (42-hrs) • Section-9 Rural (30-hrs) Students must complete all three (3) sections in order to be licensed. In each section of Phase-3, the theory addressed in Phase-2 is applied to the real life real estate practices of industry members. Understanding the principles of property value and how to evaluate properties in each area of practice is a major focus of these sections. Working with clients is put into practice and you work through lots of case studies that replicate real life real estate transactions. Upon successfully completion of REAP and other requirements as per the Real Estate Council of Alberta (RECA), students can obtain their real estate associate license through a broker. To become a member of CREB®, students will also have to complete a three (3) day CREB® Orientation. Phase-3 Section-8: Commercial Real Estate (42 hours) • Role of Industry Member • Proeprty Evaluation • Working with the Sellers/Landlords • Working with Buyers/Tenants • Investment • Leasing • Completing the Transaction • Case Studies Upon completion of the section, students must write and pass a three hour Provincial Qualifying Examination (PQE). In order to write the exam, students must have attended a minimum of 90% of all classes. A minimum passing grade of 70% is required. Class: $745.00 Exam: $131.25 Total: $876.25 including GST Exam fee is paid online with Visa, Mastercard, American Express, or Paypal at the time of the exam. Pre-payment of the exam fee is not possible. If you do not show up for an exam that you are scheduled for, your credit card or CREB® account will be charged a $25.00 no-show fee. If you are unable to write the exam on the scheduled date, please notify the Education Department as soon as possible. Sign in for the exam begins at the stated time. You must arrive within 15 minutes of the sign in time in order to write the exam. There is no access into the CREB® building before 8:30am.
