Life at the water's edge may not be the defining Calgary experience. But for thousands of Calgary homeowners, life by the lakeside was a key reason they chose to buy in one of the city's many man-made lake communities. Here's a look at each of the Calgary neighbourhoods with a blue jewel of H2O at its heart, making them among the most desirable communities in
the city.

These are exciting times for James Robertson as he watches the massive University District mixed-use development rise from the ground in northwest Calgary.

As president and chief executive officer of West Campus Development Trust, which is spearheading the impressive project, Robertson proudly points to some recent accomplishments as a clear indication that this proposal is now well on its way and not just a grandiose plan.

A roadway off of Shaganappi Trail N.W., leading directly to the site, opened at the beginning of December, providing easier access. A Discovery Centre opens March 11, which will include a 3,000-square-foot information area about the project as well as two areas that are 1,000-square-feet to serve as sales centres and show suites for builders Truman and Brookfield Residential.

Housing officials expect new builds to post slight rebound in late 2017

"Turbulent." That's how the head of Calgary's homebuilders and developers group describes the new housing market in 2016.

And 2017?

"Recovery," said Allan Klassen, chair of the recently merged Canadian Home Builders' Association—Urban Development Institute Calgary (CHBA-UDI Calgary).

University District touted as 'once-in-a-lifetime opportunity'

It is the urban employment hub of northwest Calgary. And now, with a projected influx of 6,000 new residences over the next 15 years, the new University District community is slated to become the quadrant's residential core.

The first two housing developments just launched in the District — Ivy by Brookfield Residential and Noble by Truman Homes — will be uniquely positioned in the 81-hectare project between two hospitals (Foothills Medical Centre and Alberta Children's Hospital) and the University of Calgary, for potential buyers.

Higher-priced home segment show some staying power

Calgary's luxury housing sector has weathered the current economic storm better than others so far, with sales of properties over $1 million up slightly during the first six months of 2016.

"Sales have increased from 347 to 371 homes and condos combined," said CREB chief economist, Ann-Marie Lurie, cautioning, "it's not a big change."

Lurie credited the slight uptick in luxury sales to a decrease in many of these properties' asking prices.

Move-up homes driving construction activity, community development, say local housing officials

The head of Calgary's new home industry believes move-up products have become the go-to sector within Calgary's residential construction industry, and will be the backbone of new communities moving forward.

Allan Klassen, who is the newly minted chair of the Canadian Home Builders' Association - Urban Development Institute Calgary Region, said buyers' focus over the last several years has been increasingly focused on detached product priced over $500,000.

"It is the prominent driver in terms of overall growth of new construction," said Klassen, who is also senior vice-president of Calgary housing for Brookfield Residential, which is behind the mixed-use Seton development in the southeast and the recently announced Livingston community in the city's north.

Livingston to eventually house 30,000 people

Calgary's newest community came online this week as Brookfield Residential lifted the veil on its new Livingston development in the city's north that, when completed, will house as many as 30,000 people.

Covering more than 500 hectares straddling Centre Street north of Stoney Trail, Livingston is the first master-planned community in north Calgary within the past 20 years. It will include an estimated 10,000 homes, and will be anchored by a major activity centre that will include an estimated one million square feet of retail and institutional space,

Ward 3 Coun. Jim Stevenson, who attended the official construction launch June 28, calls Livingston "a new city north of the ring road."

Full steam ahead for new communities in Calgary

Calgary's residential development sector continues to move dirt, lay down infrastructure and create lots as it responds to current consumer interest and prepares for the inevitable economic turnaround.

Within the city limits are several active new-home communities that continue toward buildout or are adding phases.

"Despite Alberta's current economic challenges, there is still a demand for the homes we build in Calgary and Edmonton," said Jason Palacsko, vice-president of Calgary communities for Brookfield Residential. "We are confident in Calgary's future and are moving forward with major projects."

95 companies announced as 2015 SAM Awards finalists

Nearly 100 companies and professionals in the Calgary and area's residential construction industry were recognized Thursday as the newly amalgamated CHBA – UDI Calgary Region Association announced finalists for the 2015 Sales and Marketing (SAM) Awards.

The 29th annual awards, which celebrates and acknowledges innovation and excellence in the industry, will hand out 60 piece of hardware, including the top Grand SAMs – three builder categories (Builder of the Year, Builder of Merit for a small-volume builder and Multi-Family Builder of the Year).

Homeowners don't have to sacrifice with new townhome development in southeast Calgary

The elusive trifecta of location, luxury and livability has long eluded downsizers in Calgary – until now.

Brookfield Residential has developed the Holy Grail of compact living with Mosaic Riverstone in Cranston's Riverstone, a 64-unit stacked luxury townhome development in southeast Calgary with two- and three-bedroom floor plans ranging in size from 1,400 to 1,600 square feet and priced from the mid-$400,000s.
