Enticing discount mortgage rates have helped put Calgary's detached home market in rare form.

With its diverse mix of housing types, rich history and close proximity to Calgary's core, Tuxedo Park is rapidly transforming into a thriving community of hip, young families.

"There are so many young families in the neighbourhood. And I've met so many new people, just by walking around the community with my baby in his stroller," said Anne Johnson, president of the Tuxedo Park Community Association.

By the end of this year, Calgary's full secondary suite policies will put into play a "gentle density" housing market.
After consulting with community associations and collecting online public feedback, city administrators will send design guidelines for backyard suites to committee and city council for approval.

Lisa Kahn, the City of Calgary's legislation and land-use bylaws co-ordinator, says the new rules will govern how backyard suites look and interact with their communities.

Perhaps one of Calgary's most vibrant and eclectic communities, the Beltline has something for everyone – fabulous restaurants, hip cocktail bars, a variety of pubs and craft breweries, upscale grocery stores, green space galore, and an enticing selection of condo-style housing for buyers of all stripes.

Silverado is a community on the upswing of change.

Tucked away on the fringes of Spruce Meadows, Silverado began construction in 2005 and is now nearing completion.

Tucked in amongst Calgary's northwest hills, brimming with prairie grasslands and high-plains formations, are the adjacent communities of Edgemont and Hawkwood.

Situated among some of Calgary's most picturesque landscapes, the adjacent communities of Valley Ridge and Crestmont – both originally developed in the 1990s – offer homeowners access to plenty of nature and established amenities, along with some compelling views.

With gains in every price range, residential sales activity in February totalled 1,836 units. This reflects the best February since 2014.
