Okotoks growth: Alberta's largest small town continues to buck downward housing trend

Ten minutes south of Calgary in the town of Okotoks, homebuyers and builders continue to buck the regional trend of declining housing starts.

In fact, the growing town of just over 29,000 people (based on the 2018 civic census) saw an increase in housing starts in 2019 that is expected to continue into 2020, according to the Canada Mortgage and Housing Corporation.

Nearby, quality schools are a must for many Calgary homebuyers

Tiffany Gaura wanted her two young kids to be able to easily walk to school without crossing a busy road.

In March, the family moved into the northeast, inner-city community of Bridgeland, two-and-a-half blocks away from the specialized Langevin School – a Calgary Board of Education (CBE) science school.

Meanwhile, Amanda and Jonathan Corson and their two-year-old son will move into a larger home in their Auburn Bay neighbourhood this November, just a short walk from the community's two new elementary schools – one in the Catholic school system, the other public.

"Whichever school he goes to, he should be within walking distance," said Amanda Corson, who is a teacher herself and who grew up walking to school.

Development at former Shawnee Slopes golf course continues with new multi-family offerings

Finally.

"After looking at it on paper for the past two or three years, it's nice to see this day come," said Patrick Briscoe, director of development project management for Toronto-based Graywood Developments, which will be launching sales for the new Fish Creek Exchange on June 17.

Fish Creek Exchange is the 23-acre, multi-family portion of the trendy Shawnee Park community in southwest Calgary that has sprung up on the site of the former Shawnee Slopes golf course.

Southeast district facing increased competition from new home industry

Calgary's resale residential housing market continues to reveal its many layers, with experts singling out the southeast district as an area of the city struggling in the face of intense competition from the homebuilding industry.

This comes on the heels of CREB®'s recently released housing summary for September that indicated prices in other instances are exhibiting increased stability.

CREB® chief economist Ann-Marie Lurie noted home prices in the southeast have struggled more acutely than other districts in Calgary despite indicators that would initially suggest otherwise.
