Calgary's new northeast offers exciting opportunities and value for homebuyers

"A full, master-planned community destination." That's how Mattamy Homes vice-president of sales and marketing Warren Saunders describes Calgary's expanding – and evolving – northeast quadrant.

"That means choice for homebuyers," he said, noting that wasn't always the case in decades past.

In the "new northeast," Saunders says the expanding range of housing options allows different generations of homebuyers to remain in that sector of the city throughout their lives.

Builders expect busy year to continue

Full steam ahead for new communities in Calgary

Calgary's residential development sector continues to move dirt, lay down infrastructure and create lots as it responds to current consumer interest and prepares for the inevitable economic turnaround.

Within the city limits are several active new-home communities that continue toward buildout or are adding phases.

"Despite Alberta's current economic challenges, there is still a demand for the homes we build in Calgary and Edmonton," said Jason Palacsko, vice-president of Calgary communities for Brookfield Residential. "We are confident in Calgary's future and are moving forward with major projects."

Calgary quadrant's showing staying power with price resilience

Northeast Calgary bucked housing trends in the city in 2015 by seeing strong price increases in the resale residential market, as opposed to others where prices remained flat or dipped, according to CREB®.

And some in the industry expect the still-relatively affordable offerings in the city's "new north" may continue to make it the darling of this year's even tougher market.

CREB® numbers show the annual benchmark price (the price of a typical home year-over-year) in the northeast rose 7.05 per cent for detached homes in 2015. When attached and apartment units are included, the rise was 6.21 per cent.
