Brookfield Residential's Livingston neighbourhood attracts attention as a unique space in the Calgary cityscape.

On March 4, Brookfield Residential officially launched the community of Livingston, a new community gathering attention for its innovative, attractive home designs, and a fresh, exciting take on community.


"We're so excited that it's finally here," said Jessie Seymour, senior manager of strategic marketing at Brookfield Residential.


A decade in the making, Livingston covers 500 hectares straddling Centre Street north of Stoney Trail. When fully developed, the community will be home to an expected 30,000 Calgarians. A major activity centre, acting as a central hub, will include an estimated one million square feet of institutional and retail space.

When it came online almost 17 years ago, the southeast community of Cranston, with its characteristic windmill at its entrance, was at the forefront of new and exciting urban planning – design that pushed forward a new way of thinking about community, where access to nature and connecting people was top-of-mind.


"Cranston is a great example of thinking differently about community. One stop shop: new northwest community of Carrington will have something for everyone

The answer to what the new northwest community of Carrington will have when complete is an easy one: pretty much everything.

The neighbourhood, launched as part of the massive Keystone Hills area plan, will include its own high-density housing; an employment and commercial centre built around a planned Green Line CTrain station; direct access to Stoney Trail and downtown; new schools, as well as proximity to existing ones; and acres of parks, wetlands and pathways. It also sits in a high-demand area that is suffering from a shortage of housing supply.

Local homebuilders double down on digital as COVID-19 challenges continue

Calgary's new-home construction market has been challenged this year due to the COVID-19 pandemic. Year-to-date, up until the end of August, there were 5,400 total housing starts in the Calgary census metropolitan region compared with 6,400 for the same period in 2019.

Construction collateral: navigating the deposit process for new-build home purchases

A deposit is the first financial hurdle a homebuyer needs to clear when buying a pre-construction home.

That deposit is generally five per cent of a home's total value for a purchase of less than $500,000, but it can be as high as 20 per cent for a $1-million-plus home. Those funds are a pre-construction commitment to the builder to take that condo or single-family home off the market. That money also gets put toward your eventual down payment.
