Home trends from Calgary's new-build market

Cultural and economic shifts are pushing this year's housing trend line into both large and small homes in Calgary's new-build market.

Large-volume builders Homes by Avi and Mattamy Homes are seeing demand for four-bedroom homes in their northern neighbourhoods, as many customers – particularly from Asian or Indo-Canadian backgrounds – seek multi-generational homes.

And where price is key, the shift continues towards attached units like duplexes and townhomes that come without condo fees, as well as smaller, single-family homes without past years' glitzy upgrades.

Time spent saving paid off in the form of a new Savanna duplex for Amandeep Khaira

Amandeep Khaira loves her five-year-old daughter Jannat with all her heart. So providing her with a safe and cozy home was at the top of the priority list when the 32-year-old, single mom moved to Canada from India three years ago. She scrimped and saved, and in July, she took possession of her first home – a three-bedroom, two-storey duplex in Savanna, a new section of the northeast community of Saddle Ridge. It was a dream come true.

Edmonton's Rohit Communities see opportunity for growth in Calgary's northeast


 An Edmonton-based housing and land development company making its initial foray into Calgary sees opportunity for growth as the city's struggling economy continues to strengthen.

This summer, Rohit Communities will begin construction of 110 townhouses, named Essential Savanna, on 3.6 acres in the master-planned northeast community of Savanna by Genstar Development Company.


Possessions are expected to begin early next year, said David Allen, regional manager for the Calgary division of Rohit Communities.

Builders expect busy year to continue

Full steam ahead for new communities in Calgary

Calgary's residential development sector continues to move dirt, lay down infrastructure and create lots as it responds to current consumer interest and prepares for the inevitable economic turnaround.

Within the city limits are several active new-home communities that continue toward buildout or are adding phases.

"Despite Alberta's current economic challenges, there is still a demand for the homes we build in Calgary and Edmonton," said Jason Palacsko, vice-president of Calgary communities for Brookfield Residential. "We are confident in Calgary's future and are moving forward with major projects."
