SPONSORED: Brookfield Residential brings innovative townhomes to University District
Community, sustainability and design. These are the pillars of the Ivy, Brookfield Residential's innovative townhome project in the 200-acre University District.
"We really want to bring that urban feel to an area centered around connectivity and walkability. You are able to come home, park your car and not worry about driving everywhere. Entertainment is just outside your door," said Justin Castelino, marketing manager for Brookfield Residential.
"In terms of sustainability, we are a Built Green Gold certified project. The result is a home that is more comfortable and energy efficient. The community itself is a LEED-ND Platinum certified project."
About 60 per cent of the homes have already been sold in the 17-building, 127-unit townhome development that began sales in March 2017.
"This is a pretty upscale development that offers materials such as quartz counters, nine-foot ceilings, hardwood, tile and carpet throughout." - Justin Castelino, Brookfield Residential
Each building houses 3-10 units and the project welcomed its first residents in July 2018.
"There are three architectural styles at the Ivy, so not every building looks the same. One of the styles is a brownstone-type with brick detailing. Another is a cube-inspired style with a thin, sleek look. Lastly, we have a modern coastal style with vertical and faux-wood detailing," said Castelino.
"This is quite unique in a townhome complex. It allows buyers a chance to pick a home that reflects their style."
There are a variety of floor plans still available, ranging in size from 1,185 to 1,979 square feet, with two- and three-bedroom options available. Each home will have its own garage for a heightened sense of privacy and storage. Homes in the Ivy start from about $490,000 including GST.
"This project centres around a central courtyard with a large green space, community gardens and community spaces. Within the district, you are connected to a number of shops and restaurants coming up in the next few years, such as a new Cineplex VIP theatre, Save-On-Foods and many other exciting retail developments," said Castelino.
"We are seeing a pretty healthy mix of downsizers from the surrounding area looking for the right amount of space for their families as their kids move out. Also, we are located minutes from the university, Alberta Children's Hospital and Foothills Hospital, so for families who work nearby, we have seen a lot of interest."
The Ivy's show suite is located within West Campus Development Trust's Discovery Centre at 4410 University Avenue N.W. The show suite will give prospective buyers the opportunity to see the fit and finish of the project firsthand.
"This is a pretty upscale development that offers materials such as quartz counters, nine-foot ceilings, hardwood, tile and carpet throughout," said Castelino.
"It's a luxurious product with a good price point for the area. You have your private single or double garage, as opposed to other projects that are parkade only."
