55 Years of Calgary Real Estate: 1988 CREB® President Jerry Roberts
Like many Calgarians, the first thing Jerry Roberts remembers about 1988 was the Winter Olympics.
The international sporting event transformed Calgary, as 1,423 athletes from 57 nations competed in 46 events over 16 days in February 1988.
But perhaps more importantly, it put Calgary, then a city of 675,000 and the first Canadian city to host a Winter Olympic Games, on the world map, said Roberts, who was president of CREB® that year.

Stress test
Getting into your "ideal" home might be more difficult following the introduction of new federal regulations pertaining to insured mortgages.
Under new regulations introduced this week, all mortgages must be "stress-tested" at the posted rate instead of negotiated rates that have recently been around 2.5 per cent.
Previously, only mortgages with a term less than five years, as well as any variable-rate mortgages, had to qualify at the benchmark rate.

Alta. housing sales to finish strong, face challenges: report
MLS® sales in Alberta are expected to increase for the balance of the year due to better-than-expected activity during the second quarter and health levels heading into the third quarter, according to the Canadian Real Estate Association (CREA) in its revised 2016 forecast.
The national REALTOR® agency added, however, that the current economic climate suggests Alberta sales may struggle to maintain traction over the remainder of 2016 and into 2017.
Alberta sales activity is expected to finish the year down 8.8 per cent to 51,500 transactions - the largest decline in the country as the province's economy struggles with a sluggish energy industry.
Nationally, sales activity is forecast to rise by six per cent to 535,900 units in 2016, which is little changed from CREA's previously predicted sales increase of 6.1 per cent to 536,400 units this year. This represents a new record for annual sales.

National homes sales post third consecutive decline
Prices exhibit resilience, record biggest gain since 2006
National home sales declined for a third consecutive month in July, according to statistics released today by the Canadian Real Estate Association (CREA).
The number of homes trading hands via Canadian MLS® Systems fell by 1.3 per cent month-over-month in July 2016. With similar monthly declines having been posted in May and June, national sales activity in July came in 3.9 per cent below the record set in April 2016. (Chart A)
Sales activity was down from the previous month in slightly more than half of all markets in July, led by Greater Vancouver and B.C.'s Fraser Valley. Transactions in these two markets peaked in February of this year, and have since then dropped by 21.5 and 28.8 percent respectively.

Calgary's housing market takes brunt of downturn
Canada's resale residential housing markets illustrated further signs of regional disparities in January, with sales and prices up in hot markets such as Toronto and B.C.'s Lower Mainland yet down in others such as Calgary and Edmonton, according to a new report from the Canadian Real Estate Association (CREA).
Sales in Calgary last month fell by 14 per cent to 1,049 units, representing the sharpest year-over-year decline among all major urban centres in Canada. Edmonton also saw a sharp 9.7 per cent decrease in the number of sales to 777 units.
In contrast, Greater Vancouver saw sales pick up by 30.3 per cent to 2,626 units and Greater Toronto Area (GTA) by 7.3 per cent to 4,672.

What's your home's Transit Score?
Transit Score will now be made available on select listings on REALTOR.ca, the Canadian Real Estate Association (CREA) announced recently.
The national real estate agency said the addition is in response to a "demographic and socioeconomic shift toward sustainable transportation." It also noted that in a 2013 Nanos survey, 59 per cent of respondents indicated that the Transit Score would be valuable when assessing listings on REALTOR.ca.
The addition of the Transit Score coincides with the change in the implementation of the already popular Walk Score. Both scores will now be positioned in the new "Walk Score + Directions" tab, rather than at the bottom of the listing details page.
