Calgary's housing market has evolved to include a luxury segment offering buyers just about anything their hearts desire, suggested a local industry expert.
"We have those individuals who want to experience the city life, so that's the downtown metropolitan living," said Mary-Ann Mears, managing broker with Sotheby's International Realty Canada.

In a survey by Coldwell Banker, home theatres ranked sixth on the list of most important amenity in the home, following open-floor plans, home automation, pools, outdoor kitchens and home gyms. The importance of home theatres jumped 23 per cent for people under the age of 55, according to the survey.

2014: The year in luxury
Year-to-date home sales priced over $1 million increased 18 per cent to 812 from 688 as of the end of November compared to the same period in 2013. Of those, six were sales in excess of $4 million.
With one month to go, the total already surpasses the record for the most million-dollar-plus sales in a year, consecutively set over the previous two years with 732 and 544 homes sold in 2013 and 2012, respectively.

The XII includes 14-storeys of suites each spanning an entire level, with the exception of two, two-level suites.
"Research led us to what we have today which is essentially 12 single-family homes that happen to be stacked on top of each other and we determined nothing like this existed in Calgary, just elsewhere like Vancouver, New York and other cities of equal stature to Calgary so we decided to provide that part of the opportunity," said Stanley Yasin, managing partner for The XII.

Calgary's prosperity driving demand for high-end housing
While the final tally won't be in for a few more months, it appears Calgary's luxury homes market is on the verge of the best year in the city's history.
According to CREB®, 611 homes priced at $1 million or more have sold through the first eight months of 2013. That number includes a record-setting 69 properties sold in August alone, which broke the previous record of 64 .

Lasting luxury
Calgary's luxury housing market remained among the top performers in all of Canada through the first half of 2014.
Propelled by a thriving economy, high average incomes and an influx of new Calgarians, sales of homes priced at $1 million or more increased by 18 per cent through the first six months of 2014, according to CREB®'s annual mid-year forecast update.
