COVID-19 is boosting home sales in Calgary suburbs, surrounding areas – will that momentum last?

With many people trading in their downtown commute for a home office due to the COVID-19 pandemic, proximity to the city centre has been less of a priority for house hunters this year.

In fact, a new emphasis on creating comfortable, productive workspaces within the home and the reduced importance of living anywhere near the office have increased buyer interest in areas just outside Calgary's city limits – where prices are lower and space is plentiful.

Calgary currently boasts 8,310 hectares of open space, which works out to 6.7 hectares of all types of space – or 3.2 hectares of mowed and manicured park space – per thousand residents.

50 shades of green

Calgary is no concrete jungle

In addition to the streets, sidewalks and skyscrapers that define most large cities, Calgary is blessed with enough parks and natural spaces to leave other major centres green with envy.

"It's very important to have a variety of open spaces for relief from urban living, whether it's pathways for exercise, parks with playgrounds or just a place to kick a soccer ball," said Travis Shaw, planning and development lead with Calgary Parks.

The upside of downsizing

Smaller stature doesn't have to mean lower expectations

Whether it's empty nesters no longer in need of a family-sized home or homeowners discovering they no longer need so much space, downsizing has become a popular trend in the real estate industry.

The opportunity to shed excess space – usually for a profit – and purchase something smaller has proved too alluring to resist for many Calgarians.

"Making a move to a more affordable house and renovating it to make it more efficient and organized will ensure I enjoy living in it even if it's not a mini mansion," said Angela Hendry, who recently downsized to a smaller home due to a change in her marital situation. "So the upside is I will have a very reasonable mortgage right now, and when the interest rates go up I will still have a beautiful home to live in that I can still afford."
