Alberta Vacancy Rates
Alberta's rental vacancy rate was 1.5 per cent this April, a 50 per cent decrease in vacancy compared to the same time last year.
"Employment gains and heightened levels of net migration pushed vacancies lower in most of the province's urban markets between the two survey periods," said Lai Sing Louie, Canada Mortgage and Housing Corporation economist.

CREB®Pac Meeting Provides Condo Consultation Update
In a decision that could affect Alberta homeowners, Service Alberta Minister Manmeet Bhullar provided an update on the province's ongoing condo consultation.
Following a "very successful and engaging" consultation process that gathered more than 5,000 responses, Bhullar said much of the new legislation will come next spring, although progress could be made sooner on the issue of mandatory building assessment reports.

Luxury Living
Buoyed by increasing wages and the continuance of low mortgage rates, Calgary's luxury home sector set new records for sales in May.
Classified as those homes priced $1 million or more, there were 84 luxury sales in Calgary in May, setting the record for the most million dollar homes sold in a single month. The previous record was set in May 2012, when 80 homes priced $1 million or more were sold.

Still Standing
It will take some time to determine the full impact of Alberta's worst flood ever on the housing market, however, recent history suggests property values in affected areas in the city of Calgary will not take a long-term hit.
Although estimates are difficult until the extent of the damage is revealed, this year's flooding saw far more damage than seen in 2005.
