Calgary's priciest communities each have something special to offer

Sam Corea

If you follow the stretch of the Elbow River that runs from the Glenmore Reservoir all the way to the downtown core, you'll come face to face with some of Calgary's swankiest addresses. Bel-Aire, Britannia, Elbow Park, Eagle Ridge and Roxboro topped the luxury charts in 2018 when it comes to average home sale price. CREB®Now chatted with Sam Corea, luxury specialist with RE/MAX House of Real Estate, to find out what makes these top luxury communities so desirable.

Four-corner luxury: extravagant homes from every Calgary quadrant

People have differing opinions of what constitutes a luxury home. For some it's price, for others sheer size, and for others still it's the prestige of an exclusive location. However, when it comes to luxury, seeing is believing. With that in mind, let us take you inside a luxurious home that is currently for sale in each quadrant of the city.

City's sales slump extends to luxury market, putting buyers in the driver's seat

When Mark Evernden goes to list his own west-end home next month, it will be priced at less than what he bought it for a decade ago.

"I paid $1.3 million, and I know the replacement value if I was building today would be $1.8 million," said the private office advisor and licensed partner with Engel & Volkers Calgary, who has been selling in Calgary's luxury market for more than a decade.

Lacklustre luxury

High-end housing market continues sluggish recovery, but slow sales bump up supply

As a former long-time writer with the Calgary Herald focusing on the real estate beat, I knew how popular coverage of the real estate industry was to readers.

One aspect of the industry people always loved reading about was the city's luxury home market. So, I was curious how the high-end segment of the housing market has been faring lately.

Year-to-date sales – up to the end of April – of $1-million-plus properties totalled 204 transactions, which is down slightly from 211 during the same period a year ago, says Ann-Marie Lurie, chief economist with CREB®.

Fit for a king

Unique Upper Mount Royal "castle" house continues to generate buzz

In most instances, the saying "a man's home is his castle" isn't meant to be taken literally.

But for those familiar with one rather imposing dwelling in Calgary's Upper Mount Royal neighbourhood, the saying couldn't be more apt.

Defining luxury

Opulence, extravagance, and splendour are words typically used to describe homes of the rich and famous. Those words also apply to Calgary with its fair share of what are considered luxury dwellings.

Look of luxury

While many people have grand aspirations when it comes to the aesthetic of their home, not everyone has the money to pay for a beautifully designed luxury home or a series of expensive renovations. Thankfully, there are a number of quick and easy ways to achieve a luxurious look in any room without the luxury price tag.

The height of luxury

Vancouver-based developer encouraged by uptick in luxury home sales

Vancouver-based developer Concord Pacific says it is encouraged by the Calgary market. Sales of its Eau Claire luxury condo tower, The Concord, have hit 67 per cent.

"It's coming out of the ground. We're pouring the P1 (parking) level and you have to understand that this parkade has never been done in North America by anybody. Nobody has ever done nine-to-13-foot ceilings on four levels of parkade. This is a unique situation," said Grant Murray, senior vice-president of sales for Concord Pacific.

Murray says that coupled with the flood mitigation work that took an extra year to design into the base of the building, it was pivotal to do it right. By Easter, he says, they should be at podium level and the completion is expected to be December 2018.

Consistent traction

Housing professionals say upscale communities such as Heritage Pointe showing staying power

The lure of the luxury lifestyle is still drawing homebuyers to exclusive communities in and around Calgary despite some challenges in the local economy, say industry professionals.

Albi Homes community manager Amy Koehn notes Artesia in Heritage Point south of the city, for example, "is one of our busiest communities. It's very consistent and there's a lot of traction with the product here."

Koehn cites the community's lower density and larger lot sizes as motivators to buy in upscale communities such as Heritage Pointe.

Record-setting luxury

Good news continues in Calgary's million-dollar plus market

The weather wasn't the only thing heating up in April as Calgary's luxury market saw the third highest number of transactions ever recorded in the city in a single month.

From April 1 to April 30, 79 homes priced $1 million or up were sold in Calgary, falling just short of the all time
record of 83 set in May 2013. The second highest number of sales occurred in May 2012 when 80 million dollar-
plus homes changed hands.
