Something Old, Something New

As Calgary grows as a city, so does the need for new infrastructure, which can sometimes leave heritage buildings by the wayside.

One example is the community of Hillhurst-Sunnyside where an application has been made to rezone 13 properties in the 1100 block of Memorial Drive NW. Developing company Dobbin Group wants to use the space to construct a 70-unit project comprised of Chicago-style brownstones.

Starts Up In Calgary

Calgary's actual housing starts increased by 52 per cent in July, boosted primarily by increased activity in the city's multi-family sector.

According to the latest numbers from Canada Housing and Mortgage Corporation (CMHC), housing starts in the city numbered 1,383 units in July, up from 910 during the same month in 2012.

Much like most of Calgary's real estate scene, condos in the city are finding themselves in high demand.

Through the first seven months of 2013, combined (apartment and townhome) condominium sales in the city have increased by 16 per cent over the previous year. In July, combined condo sales shot up 26 per cent over the same month in 2012, a clear indicator momentum in the market is rising.

Banks Raise Rates

As Canada's major banks make moves to increase mortgage rates, real estate experts are saying pre-approvals are the way to go for consumers.

On Aug. 20, the Bank of Montreal announced it was increasing the interest on most new mortgages by 20 basis points, a move soon echoed by TD, RBC and other banks.
