March of the million-plus

Luxury sales numbers rebound; experts point to demand's impact on pricing

Calgary's luxury resale housing market bucked the trend in 2016, posting modest improvements in sales volumes throughout the year and recovering somewhat from the significant decline experienced in 2015.

Yet industry observers urge caution at interpreting this past year's numbers at face value, saying a return to long-term averages is still far away.

The rise of luxury

Opulent housing segment continues to show staying power in 2016

The highest end of the home market is a unique beast. It's a sector in which a small percentage drop in price can equate to hundreds of thousands of dollars in savings – and where a minimal increase in sales volume can look like a huge boom.

Year to date the number of $1-million-and-up homes sold in Calgary and area has increased 30-plus per cent over 2015. But in real numbers, the growth was just 99 sales, from 329 up to the end of August last year to 428 for the same period this year. (To put those numbers into context, overall about 14,000 homes changed hands in that period.)

Luxury home sales rebound

Segment rallies as overall market continues to face challenges

Once considered out for the count, Calgary's luxury housing sector has seemingly rallied, posting a double-digit sales increase so far in 2016, according to new statistics.

Home sales in the city valued at more than $1 million totalled 118 over the first three months of the year – up more than 20 per cent from 98 during the same period last year. In March, $1-million-plus sales totalled 54, up from 49 in 2015.

This comes as CREB® released its most recent monthly housing summary, showing overall sales in the city this year have declined so far this year by nearly 10 per cent.

"While the $1-million-plus segment accounts for a small share of the activity, there has certainly been some improvement in sales over last year," said CREB® chief economist Ann-Marie Lurie.
