Lending conditions weigh on housing demand

May sales activity continued to ease, with the largest declines occurring in the detached sector. Additional gains in new listings continued to increase inventory levels.

Citywide sales activity in May totalled 1,726 units, 19 per cent below last year's levels and 24 per cent below longer-term averages. Sales activity in the detached sector declined to levels not seen in over a decade.

"The impact of rising lending rates and stricter qualification levels is causing demand to ease across all product types," said CREB® chief economist Ann-Marie Lurie.

Up in the air

New B.C. speculation tax could prompt Albertan vacationers to look closer to home for second-property purchases

Scott Henderson has split his work time between clients in the Okanagan and those in his hometown of Calgary for the last 15 years.

Eight months ago, the marketing/communications agency owner got pre-qualified for a mortgage for a second residence in Kelowna. Then, this February, B.C.'s provincial government announced a speculation tax on out-of-province and foreign owners to discourage buy-up of housing by investors who, it claims, leave homes empty and drive up home prices. A homeowner can avoid the tax by living in, or renting out, the home half the year.

Fire safety tips to protect your home

In Calgary, a recent string of house fires has people thinking about fire safety in the home.

Carol Henke, public information officer with the Calgary Fire Department, says kitchen fires are the most common residential call for the fire department, "and often it's because people leave their cooking unattended."

Lacklustre luxury

High-end housing market continues sluggish recovery, but slow sales bump up supply

As a former long-time writer with the Calgary Herald focusing on the real estate beat, I knew how popular coverage of the real estate industry was to readers.

One aspect of the industry people always loved reading about was the city's luxury home market. So, I was curious how the high-end segment of the housing market has been faring lately.

Year-to-date sales – up to the end of April – of $1-million-plus properties totalled 204 transactions, which is down slightly from 211 during the same period a year ago, says Ann-Marie Lurie, chief economist with CREB®.

Aging gracefully

Leaders in middle-ring suburbs grapple with current challenges, while looking to the future

Calgary is a city that is continuing to grow and expand, with new suburbs and surrounding areas showing marked growth this year, yielding new infrastructure and amenities for residents. However, while Calgary's newer communities expand, older communities are experiencing unique challenges.

Middle-ring mindset

A new look at old neighbourhoods

In addition to the Twist and Woodstock, a lot of great neighbourhoods were created in the 1960s. Today, Calgary's middle-ring suburbs – those developed between 1950 and the early 1970s – face some serious challenges, but, at the same time, some unique opportunities.

"These neighbourhoods are in a good location, fairly close to downtown, and feature large lots with single-family, detached bungalows and split levels," said Francisco Alaniz Uribe, an assistant professor in the faculty of environmental design at the University of Calgary. Uribe co-authored a study on the city's middle-ring communities with his colleague Beverly A. Sandalack, professor and associate dean with the faculty of environmental design.

Soft sales continue in April

Prices steady, but struggles in Alberta economy weigh on housing

Changes to the lending industry and a challenging economic recovery are weighing on sales activity in Calgary's housing market.

Supply levels have not adjusted to the weaker demand environment, and that is preventing price recovery.

"Slower sales do not come as a surprise, given the economy has not yet improved enough to offset the impact of changes in the lending industry," said CREB® chief economist Ann-Marie Lurie.

"While the rising inventories are being monitored, prices have remained relatively flat as gains in some areas of the city have been offset by declines in other areas."

Down but not out

Downtown office market begins bounce back

People who have lived and worked in Calgary for a long time know that the downtown office market is a great barometer of what's happening in the city's overall economy.

For the past couple of years, record vacancy rates in the heart of the city have made headline news, not only in Calgary, but nationally.

However, a recent report by commercial real estate firm Avison Young suggests we've hit the bottom and there's nowhere to go but up.

Thinking outside the box

Calgary developers are getting creative in tough condo market

Like much in life, the only constant in the housing market is change. Buyer tastes are ever evolving, and developers of new-build condo projects in Calgary must keep pace.

"Homebuyers today know what they want and need in a new home," said Nicole McLaws, marketing manager at Hopewell Residential. "They want excellent quality, timeless style, affordable pricing and a location that works for their lifestyle."

To meet those needs, developers offer a range of floor plan layouts and sizes, with stylish finishings and long-lasting materials. At the same time, they are keeping one eye squarely on the big picture.
