Feeling the pinch of a slowing economy, smaller satellite community housing markets have mirrored a downward drift in prices compared with Calgary but continue to be an attractive draw for buyers.
Depending on the region, CREB®'s mid-year forecast update has shown only a slight reduction in sales compared to long-term trends and actual growth in other outlaying districts.
Still buzzing with plenty of activity in new-home construction, Airdrie sales activity slowed in 2016 but hasn't dropped compared to five-year averages. A continual inventory build-up has kept new listings on pace with the past three years for Airdrie, which experienced a 5.37 per cent population growth since last summer and has recently surpassed 60,000 residents.

While the true severity of the economic slump currently dominating headlines had yet to been felt in 2014, Bill Kirk said the writing was already on the wall by the end of his tenure as CREB® president.
Oil production in the Middle East had just started to ramp up, prices for a barrel had started to fall and jobs in Calgary were suddenly in question, he recalled.
"By the end of 2014, there was talk of an oil glut," said Kirk. "We knew there would be fallout ... (but) no one knew what would happen.
"We were all surprised at how slowly through 2015 the bad news hit."

A fresh start: that's how many viewed 1990, recalled then-CREB® president John Fraser.
"We had just come out of an extremely difficult period," he said, referencing a decade defined by the National Energy Program, soaring interest rates and growing unemployment in the province.
"In about the mid '80s, things started to improve. And by about 1990, if you can believe it, almost 10 years later, we were almost back to where we were in 1981 in terms of house prices."

Okotoks has launched a new parks and recreation initiative that it hopes will guide planning efforts for the growing community south of Calgary.
The master plan is designed to provide an overall framework to guide the development, delivery, and continuous improvement of parks and recreation programs, services, and facilities for the next 10 to 20 years.
"Parks and recreation are important services that help us enjoy a great quality of life in Okotoks. The Recreation, Parks and Leisure Master Plan is a key initiative to help us effectively plan for the future of these services," said Mayor Bill Robertson.

Calgary's residential resale housing market continued to exhibit signs of softness last month, according to CREB®.
The real estate board noted in its most recent housing summary that inventory levels continued to rise in May due to an increase in new listings and decrease in sales.
As a result, the benchmark price in the city decreased for the eighth consecutive month to $439,700. May's price represents a 0.3 per cent decline from last month, and four per cent from last year.

Calgary's regional resale residential housing market didn't fare much better than its larger urban counterpart in April, posting sales declines almost across the board, according to CREB®.
Year-to-date sales in Airdrie eased by nearly eight per cent over last year's levels to 405 transactions, but remained higher than long-term averages, the board recently reported in its monthly regional roundup.
Benchmark prices in Calgary's neighbour to the north decreased by three per cent from last year to $363,400, and overall remained more than two per cent below the highs recorded in 2015.

The resale residential housing market surrounding Calgary is expected to feel the pinch from a sluggish provincial economy, with prices facing downward pressure from slower sales activity.
In CREB®'s 2016 Economic Outlook & Regional Housing Market Forecast, chief economist Ann-Marie noted Airdrie and the Rockyview and Foothills regions will face similar conditions as that within Calgary.
"The resale residential housing market outside of Calgary will face the same macro-economic influences on housing demand as those within the city in 2016," she said, noting each area will have its own set of circumstances that will influence supply, demand and prices.

As the holiday season approaches and homes light up like Santa's workshop, energy costs will spiral to top of mind for budget-conscious homeowners.
"Certainly, energy efficiency is always on the radar, but even more so during this economy and at this time of year," said Dawn Smith, sustainability co-ordinator for the Town of Okotoks.

Alberta's economic downturn caught up with the residential housing industry outside of Calgary in the third quarter as price declined for the first time in 2015, says a new report from CREB®.
Despite the slight scale back, prices remained relatively resilient when compared to double-digit declines in sales that sparked a rise in inventory levels.
In its latest surrounding area quarterly summary, CREB® reported benchmark prices from July to September fell by 0.41 per cent from the previous quarter to $433,033. That compares to gains realized in the two previous quarters.
