The changing face of the first home purchase

A starter home has long been understood to mean a dwelling that represents someone's first foray into home ownership.

Mattamy Homes' vice-president of sales and marketing in Calgary, Warren Saunders, says, at its core, "It's a home that offers the best price and the best value for a new family starting out."

Donna Moore, the outgoing co-CEO of the Canadian Home Builders' Association (CHBA) – Urban Development Institute (UDI) Calgary Region Association, qualifies, however, that what constitutes a starter home today is very different from one of 30 years ago.

Move-up homes driving construction activity, community development, say local housing officials

The head of Calgary's new home industry believes move-up products have become the go-to sector within Calgary's residential construction industry, and will be the backbone of new communities moving forward.

Allan Klassen, who is the newly minted chair of the Canadian Home Builders' Association - Urban Development Institute Calgary Region, said buyers' focus over the last several years has been increasingly focused on detached product priced over $500,000.

"It is the prominent driver in terms of overall growth of new construction," said Klassen, who is also senior vice-president of Calgary housing for Brookfield Residential, which is behind the mixed-use Seton development in the southeast and the recently announced Livingston community in the city's north.

Five tips to go net-zero without the hefty price tag

Calgarians seeking a more net-zero lifestyle don't have to rely soley on big-ticket solar panels, geothermal heating and other energy-efficient technologies, say experts.

"There are plenty of little things people can do in their homes to move toward a net-zero lifestyle that aren't necessarily costly," said Areni Kelleppan, executive director of Green Calgary, a non-profit urban environmental organization that encourages Calgarians to live greener.

Builders expect busy year to continue

Full steam ahead for new communities in Calgary

Calgary's residential development sector continues to move dirt, lay down infrastructure and create lots as it responds to current consumer interest and prepares for the inevitable economic turnaround.

Within the city limits are several active new-home communities that continue toward buildout or are adding phases.

"Despite Alberta's current economic challenges, there is still a demand for the homes we build in Calgary and Edmonton," said Jason Palacsko, vice-president of Calgary communities for Brookfield Residential. "We are confident in Calgary's future and are moving forward with major projects."

Net-zero homes teetering between niche and mainstream, say experts

A net-zero home may soon become the Tesla of modern homebuilding.

Avalon Master Builder president Ryan Scott – whose company, in 2008, built its first of three net-zero houses in partnership with SAIT – said while consumer demand for green housing technologies is growing, there is still a ways to go before they become mainstream, given the added price tag.

"A certain number of people will put their money where their mouth is and buy a net-zero home (homes that produce as much energy as they use), just as they do for a Tesla (electric car that used to start at about $75,000 US)."

A green revolution is underway as more Calgarians seek to reduce their carbon footprint with increasingly energy-efficient homes

No one can accuse Chris Stevenson of being all talk and no action when it comes to living green. The 51-year-old Calgarian is walking the walk when it comes to reducing his carbon footprint.

So much so he built his own net-zero home – that is, one that generates as much energy from renewables, such as solar panels, as it consumes.

"I like to do things right, and I'm cheap: I didn't want to be paying a lot for utilities," joked Stevenson, who, until recently, made a living investing in real estate.

Nearly 100 local professionals and companies in the area's residential construction industry were recognized with nominations as part of the 2015 SAM Awards by CHBA - UDI Calgary Region Association.

95 companies announced as 2015 SAM Awards finalists

Nearly 100 companies and professionals in the Calgary and area's residential construction industry were recognized Thursday as the newly amalgamated CHBA – UDI Calgary Region Association announced finalists for the 2015 Sales and Marketing (SAM) Awards.

The 29th annual awards, which celebrates and acknowledges innovation and excellence in the industry, will hand out 60 piece of hardware, including the top Grand SAMs – three builder categories (Builder of the Year, Builder of Merit for a small-volume builder and Multi-Family Builder of the Year).

Setting the pace

Slowdown welcomed by new home industry

Local homebuilders and developers say they are heading into 2016 feeling positive after going through a year that brimmed with economic challenges.

"It's definitely been an interesting year," said Wendy Jabusch, president of the Canadian Home Builders' Association – Calgary Region and a vice-president with Brookfield Residential.

In particular, housing demand fell sharply in 2015 as the provincial economy sputtered through an oil patch slowdown that eventually led to pronounced job losses.

Mattamy Homes opens first Calgary net-zero home

Even though it's nearly winter, Calgary just got a little greener.

Mattamy Homes, North America's largest privately owned homebuilder, has opened its first net- zero home in the city.

The first of five such homes set to be added to the northeast community of Cityscape are part of a national project that will double the number of net-zero homes – energy-efficient residences that generate as much energy as they consume on an annual basis – in Canada.

Rotary/Mattamy Greenway enters final phase

Largest urban pathway network in North America to be completed in 2017

Parks Foundation Calgary kicked off the final phase of its 138-kilometre Rotary/Mattamy Greenway in the northeast community of Cityscape Wednesday to fan fare from local residents, dignitaries and supporters.

"It's a gigantic deal. It will change the face of this city forever," said Mayor Naheed Nenshi, a vocal supporter of the project since taking office.

Added Parks Foundation Calgary CEO Myrna Dube: "Often it's said the Calgary has a can-do attitude. It'd like to take that a step further and say it's 'will-do.'"
