Builder's Corner: Morrison Homes Multi-Family's Q Condos offer relaxed, lock-and-leave lifestyle

Creating a strong and connected sense of community with a village vibe was the overarching goal behind Q Condos, a new housing development in Calgary's northwest community of Sage Hill Quarter.

Upscale homes with great views, a walkable location close to everything, and access to a variety of programming options – including seminars, running clubs and yoga classes through the project's builder-run "Q Club" – make this project stand out.

Located near the confluence of Shaganappi Trail and Stoney Trail, Sage Hill Quarter offers easy access to the airport, downtown, and the wide-open spaces and mountain amenities of Cochrane, Canmore and Banff.

The lifestyle at Q Condos (Q for short) takes advantage of the surrounding downtown-style amenities at Sage Hill Quarter, a new-urbanist development in the suburbs.

"It's a real standalone community within the established community of Sage Hill," said Toth.

With over 260,000 square feet of retail and commercial offerings, Sage Hill Quarter is anchored by a Co-op grocery store and gas bar. The development will be brimming with coffee shops, restaurants and other amenities, from banks to fitness facilities.

This boutique collection of 173 upscale, apartment-style condos will be spread over two buildings that slope from southwest to northeast. The first building, Q1, is expected to break ground this spring and will be five-storeys tall at completion. The second building, Q2, will be six storeys. West Coast architecture, with ample stone and metal detailing, will set the tone for a relaxed lifestyle.

Homes range from 564 square feet to almost 1,400 square feet, all with ample outdoor terraces for homeowners to enjoy. Some units will feature more than 150 square feet of livable outdoor space, perfect for soaking up the morning sunshine while sipping on a cup of dark roast.

Many of the homes have views of a peaceful landscaped pond and water feature. The penthouse floors also have mountain views to the west.

Catering to the downsizer looking for more space, customization is encouraged.

"Whatever you can envision for the second bedroom, Morrison will help you create," said Toth.

Possibilities include opening up the space for a dining room or adding French doors to enclose a game/entertainment room, music room or craft room.

On the penthouse level, buyers can combine two designs to create a three-bedroom-plus-den plan totalling 1,391 square feet, with two terraces offering an additional 300 square feet of outdoor living space.

Q's walkable lifestyle appeals to a broad segment of homebuyers, but Toth says it is really downsizing and millennial buyers who are the most intrigued.

"I'd say that the buyers are a 70-30 split, mostly downsizers, people who are looking for a condo for retirement, one with a lock-and-leave lifestyle with great walkability," he said.

The presentation centre showcases home model D3 – a two-bedroom, two-bathroom design coming in at around 850 square feet. "It's one of our most popular models," said Toth.

Homes start at just under $200,000 plus GST.
